{"id":77020,"date":"2025-03-09T15:14:50","date_gmt":"2025-03-09T14:14:50","guid":{"rendered":"https:\/\/euronews.al\/en\/?p=77020"},"modified":"2025-03-09T15:14:50","modified_gmt":"2025-03-09T14:14:50","slug":"apartment-prices-in-tirana-rise-to-e5000-m%c2%b2-in-ish-bllok","status":"publish","type":"post","link":"https:\/\/euronews.al\/en\/apartment-prices-in-tirana-rise-to-e5000-m%c2%b2-in-ish-bllok\/","title":{"rendered":"Apartment Prices in Tirana Rise to \u20ac5,000\/m\u00b2 in Ish-Bllok"},"content":{"rendered":"<p class=\"p1\"><span class=\"s2\">Apartment prices in Tirana are expected to continue rising throughout 2025.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">According to <\/span><span class=\"s3\">Monitor<\/span><span class=\"s2\"> magazine, prices in February 2025 have increased by 5% to 27% compared to the same period in 2024.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">Demand for new residential complexes is primarily driven by local professionals seeking housing, while 90% of purchases by emigrants are made for investment and resale purposes.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">In one of the most expensive areas of the capital, Ish-Bllok, prices have reached <\/span><span class=\"s1\">\u20ac5,000\/m\u00b2<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">In the Komuna e Parisit area, prices start at <\/span><span class=\"s1\">\u20ac3,000\/m\u00b2<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">At the residential complex near the Olympic Park and the Artificial Lake, where construction is still in the excavation phase, pre-sale prices range between <\/span><span class=\"s1\">\u20ac2,400 and \u20ac2,700\/m\u00b2<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">The only area unaffected by price changes compared to last year is the newly built apartments within the Small Ring Road, where the price remains <\/span><span class=\"s1\">\u20ac2,300\/m\u00b2<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">On the New Boulevard, reservation prices for apartments start at <\/span><span class=\"s1\">\u20ac2,700\/m\u00b2<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">In the Astir area, apartment prices ranged between <\/span><span class=\"s1\">\u20ac1,200 and \u20ac1,300\/m\u00b2<\/span><span class=\"s2\"> last year, while this year they start at <\/span><span class=\"s1\">\u20ac1,400\/m\u00b2<\/span><span class=\"s2\">, the same price as in Fresku and Shkoz\u00eb.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">Infrastructure developments along the Great Ring Road have directly influenced price increases in Paskuqan, where apartments now cost <\/span><span class=\"s1\">\u20ac1,200\/m\u00b2<\/span><span class=\"s2\">, marking a <\/span><span class=\"s1\">14% increase<\/span><span class=\"s2\"> compared to last year.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Apartment prices in Tirana are expected to continue rising throughout 2025.
