\u201cFrom the beginning of 2025 until now, there hasn\u2019t been an increase in property prices in Albania, particularly in Tirana. A change is expected, as 180 construction permits have been approved in the Tirana area,\u201d says Romina Elezi, a real estate agent.<\/p>\n
According to the Fischer Index, published by the Bank of Albania, housing prices in the capital have increased by 40% over the last 10 years. In just the first half of 2024, prices rose by 16.9% compared to the end of 2023, with Tirana marking a record 25.3% increase.<\/p>\n
\u201cThe most expensive area remains the city center, followed by the Blloku area and the Lake of Farka. Prices in the center start from \u20ac2,500 per square meter and can reach up to \u20ac4,500\u20135,000. Meanwhile, in Blloku, prices begin at \u20ac4,000 per square meter,\u201d she states.<\/p>\n
According to the 2023 Census, the number of households in Albania increased to 760,000 (a 4.9% rise), while the number of unoccupied homes has tripled \u2014 from 101,000 in 2011 to 356,000 in 2023. Currently, about one in three residential units in the country are vacant, compared to one in five 12 years ago. This trend is also noticeable in several areas of Tirana.<\/p>\n
The most affordable area remains Astiri, where prices range from \u20ac1,000 to \u20ac1,500 per square meter. In Paskuqan, prices are around \u20ac850\u20131,200 per square meter, while in the Fresku area they have surpassed \u20ac1,000. Most purchases are made in these more affordable zones. What has changed is the decrease in buyers using bank loans, while there is a noticeable increase in emigrants purchasing property for investment,\u201d Elezi explains.<\/p>\n
Meanwhile, the situation is different in European Union countries. According to Eurostat data, in the fourth quarter of 2024, housing prices in the EU rose by 4.9%, while rents increased by 3.2% compared to the same period last year.<\/p>\n","protected":false},"excerpt":{"rendered":"
