New developments in the capital are pushing the market toward increasingly higher prices, especially in elite projects.<\/p>\n<p class=\"\" data-start=\"358\" data-end=\"743\">\u201cThe prices we\u2019ve seen and read about mostly refer to residences and elite towers, which target a premium category of clients. Not all towers in Tirana follow this pricing. Some towers may reach these prices, but only when they become livable. They\u2019ll feature pools, higher standards, top quality, and will cater to a highly exclusive clientele,\u201d said Orgest Beti, a real estate agent.<\/p>\n<p class=\"\" data-start=\"745\" data-end=\"875\">Beti emphasized that despite the high prices, demand remains strong, not only from foreigners but also from the Albanian diaspora.<\/p>\n<p class=\"\" data-start=\"877\" data-end=\"1129\">\u201cIt\u2019s not just foreign citizens \u2014 we have Albanians, members of the diaspora, and emigrants who are interested in buying. We\u2019re seeing this not only in towers but also in the demand for standard apartments and vacation homes along the coast,\u201d he added.<\/p>\n<p class=\"\" data-start=\"1131\" data-end=\"1408\">Currently in Tirana, apartment prices range from \u20ac2,000 to \u20ac6,000 per square meter. However, in the coming years, this figure is expected to rise to \u20ac10,000 \u2014 particularly for buildings that have not yet been constructed and are expected to be completed within the next decade.<\/p>\n<p class=\"\" data-start=\"1410\" data-end=\"1675\">\u201cThere\u2019s a saying we often use: \u2018The best time to buy was yesterday.\u2019 The market is experiencing a progressive increase in demand, driven by tourism and foreign investment, as Albania is seen not just as a place to live, but also as a source of income,\u201d Beti noted.<\/p>\n<p class=\"\" data-start=\"1677\" data-end=\"1840\">The large-scale constructions expected to begin in 2025 may take 5\u20136 years to complete, radically changing the urban landscape of the capital over the next decade.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Tirana is rapidly transforming, and the real estate market is the clearest reflection of this change.
