Instead, they are turning to banks and other formal channels, mainly seeking loans for property purchases.<\/p>\n<p class=\"p1\"><span class=\"s2\">About <\/span><span class=\"s1\">95% of Albanian families own at least one piece of real estate<\/span><span class=\"s2\">, mostly residential homes, while <\/span><span class=\"s1\">5% do not own any property<\/span><span class=\"s2\">. Among borrowing households, <\/span><span class=\"s1\">96% possess one or two assets<\/span><span class=\"s2\">, primarily houses and land.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">According to this year\u2019s report by the <\/span><span class=\"s1\">Central Bank of Albania<\/span><span class=\"s2\">, household incomes have increased in the first half of the year, as have expenditures. However, the <\/span><span class=\"s1\">demand for loans has continued to decline<\/span><span class=\"s2\">, and the share of borrowing households within the total population has fallen to its lowest level in recent years.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">The findings, published by the <\/span><span class=\"s1\">Bank of Albania<\/span><span class=\"s2\">, show that families are no longer relying on relatives for borrowing. The <\/span><span class=\"s1\">structure of household borrowing<\/span><span class=\"s2\"> is shifting increasingly toward <\/span><span class=\"s1\">formal financial channels<\/span><span class=\"s2\">, with around <\/span><span class=\"s1\">70% of loans now coming from banks<\/span><span class=\"s2\">, and the remaining <\/span><span class=\"s1\">30% from informal sources<\/span><span class=\"s2\">, such as private individuals or in-kind loans.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">The survey also reveals that <\/span><span class=\"s1\">87% of borrowing households report that their loan installments have remained unchanged<\/span><span class=\"s2\">, while <\/span><span class=\"s1\">repayment capacity appears to be improving<\/span><span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\">Nevertheless, despite the growth in income and repayment ability, <\/span><span class=\"s1\">the demand for new loans is showing a downward trend<\/span><span class=\"s2\">. Only <\/span><span class=\"s1\">36% of families<\/span><span class=\"s2\"> consider the possibility of taking or re-taking a loan within the next six months.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Albanian households are moving away from the habit of borrowing from relatives.
