60% of properties sold during this period purchased with bank loans

The trend of property purchase in Albania, in the second half of last year, was through credit.

According to the data of the Bank of Albania, 60% of the properties sold during this period were bought with bank loans. According to the results of the real estate market survey, the share of properties purchased through the bank increased from 40% to 60%, which was recorded in the first 6 months of the year.

The data show that the loan for the purchase of housing reached a new historical record of 48.5 billion lek or about 466 million euros last year. New housing loans increased by 5.2% compared to 2022.

Most of the demand to buy comes from the business sector and also this credit indicator has increased during 2023.

On the other hand, the data show that non-resident citizens in Albania accounted for 26% of the apartments sold during the second 6 months of 2023. Of these, 1/3 are citizens of countries outside the EU.

The total number of properties sold was 1,169 and this number was almost the same as in the first six months of the year.

The number of unsold properties, both for residential and commercial buildings, has continued to decline for several six months in a row.
