The prices of apartments in Korça have increased significantly in the last two years.
2 years ago, one square meter cost 600 euros, while today the prices per square meter start from 800 euros and above.
According to real estate agents, the increase in the price per square meter occurred due to the increase in the price of imported raw materials, but without forgetting the increase in the price of properties.
“Currently, we have a price increase of 100-150 euros per square meter everywhere in Korça. The main causes start after the pandemic with the increase in tourism, later after the war with the increase in construction materials, while today we are talking despite the fact that the construction materials have stabilized, we are dealing with the lack of properties. Korça is suffering for properties, for new constructions,” said real estate agent Gerhard Kreka.
But it seems that the increase in prices has not stopped the buying demand.
“We have increased demand. Which means that there are no apartments left. There is demand and we block the properties from the pit phase, from the project phase. There is interest, interest has not decreased, it is increasing. Mostly buyers are immigrants living in Germany, Italy, England or America. The part of Greece has a fluctuation with 3-4 years ago,” said Xhevahir Dervishi, real estate agent.
Currently in Korça, there are nearly 300 apartments that are available on the real estate market, the price of which varies from 600 to 1000 euros per square meter.
