The construction sector and high apartment prices have fallen into a stable phase. Real estate consultants say that the decline is noticed in the requests for apartments with prices above 1500 euros per square meter.
“We are dealing with a stability I wanted to say, a stability of prices specifically, it belongs more to the center area, apartments or buildings that are over 1500 euros per square meter, – said Dejvi Pema, real estate consultant.
The lack of money security has also influenced the selection of citizens for their home. According to the statistical data of the Bank of Albania, the value of the new home loan in January-August 2023 was ALL 30.9 billion. Compared to the same period in 2022, new home loans fell by around 3%.
Immigrants are the ones who have the highest requirements to secure a property in the capital. At this stage of construction, prices start from 1,200 euros in the initial phase up to 1,600 euros for the same object, at its completion.
