The year 2024 will bring an increase in apartment prices not only in Tirana but throughout Albania. Changes in taxes following a change of reference will affect these costs being billed to the buyer.
“Increased costs will ultimately affect the citizen and any added value from taxes will be reflected, we will have fluctuations and prices will increase,” said Orgest Beti, consultant.
Experts say that the increase in the price of construction materials, or the lack of labor force, will affect it to be an increase of 20%, more.
“New buildings, they always have the burden, realizing that construction costs increase… builders are traders and the costs they carry will reflect on the citizens and those who pay will be the ones who will buy apartments” – said Orgest Beti, real estate expert.
In Tirana, the maximum infrastructure impact tax is applied (8%), some cities, such as Vlora, have questioned the increase of this tax from the current 4% to 6%. Securing a home is turning into an impossible mission.
