Albanians live in small houses without the necessary spaces for each member of the family.
The 2023 Census data show that out of 726,325 habitable dwellings across the country, 533 thousand or 65% of the total are between 40-69 square meters.
Of the apartments that are in use, 23.7% of them are 70-99 square meters and 10% are over 100 square meters.
But what is noticeable is that over the years, the residential area has increased.
In the 2011 Census, 709,865 occupied dwellings were counted across the country, of which 75% were under 69 square meters, 17% up to 99 square meters and 7.7% over 100 square meters.
Another fact is that the number of habitable houses under 40 square meters has dropped significantly.
The data show that in 2011 there were 218,000 apartments under 40 square meters in use, while in 2023 there are 127,552 of them. Of the housing stock that is still in use, a large part of them, about 16.6%, are under 40 square meters.
According to the 2023 Census data, there are 431,000 apartments in buildings across the country, of which 170,264 are empty. A large part of them are in the big cities of the country and especially in Tirana and Durrës.
