Apartment Prices in Tirana Rise to €5,000/m² in Ish-Bllok

Apartment prices in Tirana are expected to continue rising throughout 2025.

According to Monitor magazine, prices in February 2025 have increased by 5% to 27% compared to the same period in 2024.

Demand for new residential complexes is primarily driven by local professionals seeking housing, while 90% of purchases by emigrants are made for investment and resale purposes.

In one of the most expensive areas of the capital, Ish-Bllok, prices have reached €5,000/m².

In the Komuna e Parisit area, prices start at €3,000/m².

At the residential complex near the Olympic Park and the Artificial Lake, where construction is still in the excavation phase, pre-sale prices range between €2,400 and €2,700/m².

The only area unaffected by price changes compared to last year is the newly built apartments within the Small Ring Road, where the price remains €2,300/m².

On the New Boulevard, reservation prices for apartments start at €2,700/m².

In the Astir area, apartment prices ranged between €1,200 and €1,300/m² last year, while this year they start at €1,400/m², the same price as in Fresku and Shkozë.

Infrastructure developments along the Great Ring Road have directly influenced price increases in Paskuqan, where apartments now cost €1,200/m², marking a 14% increase compared to last year.
