Foreign Direct Investments marked new record values for the second quarter and the entire first 6 months of the year.
Their value reached 686 million ALL, which shows that with this trend, until the end of 2023, they can go beyond the figure of 1.3 billion euros.
According to the Bank of Albania, foreign exchange flows were mainly concentrated in real estate, to the extent of 20%, in the hydrocarbon sector 17%, in the financial sector 15% and in energy, they constituted 9% of the total.
Same sectors had been dominant in the first quarter of the year, but with the leadership of hydrocarbons, at 21%, followed by banks at 14% and the real estate sector at 14%.
Investment in properties has seen rapid growth over the last 3 years, which is noticeable not only in the high number of constructions, but also in their sale and purchase.
Foreign investments in properties are typical especially for coastal areas, where, despite the increase in prices, they remain quite competitive compared to other countries in the Region, such as Montenegro or Croatia.
The strong increase in property prices in recent years has made real estate an even more attractive alternative to invest. This has increased the number of buyers who have purchased properties no longer for residential needs or family use, but for investment purposes.
