Farka and the Artificial Lake with the new reference prices were the most expensive areas to buy a house, where the value of a house reaches from 190,000 to 258,000 ALL/m2.

“The lake is a little higher per square meter, including the new complexes that are closer to the dam, which are 2,500 and up to 3,500 euros per square meter… While at Farkës Lake, there are villas and they are sold cheaper per square meter than they are more meters. Recently, apartments have been introduced in every residence, starting at 160-180 thousand euros and up to villas that exceed 1 million plus or minus”, said Romina Elezi, real estate consultant.

Although prices have been increasing, this has not affected the demand to buy a property.

“In the Farka part, it is selected who can live based on the economy, so that not every area is categorized, but those who want an apartment but with a good area. Today there are many towers in Tirana, their prices are almost the same as a villa in Farka. They choose to be in a quieter area but with more access, they have a yard, a flower garden”, said Romina Elezi.

A trend of recent years is the conversion of apartments into businesses or houses for daily rent. In the area of ​​the Artificial Lake, this method is being noticed the most.
