Global house prices are expected to rise in the next two years. The projection comes from the Fitch Rating report, which expects most countries to see growth of between 2 and 15%.
At this pace, Albania will not be left behind either, which today is in a stage of urban development, especially in the capital and in the coastal areas.
The history of apartment prices shows that the average annual growth before 2015 was about 6%, while after 2022, it was 17%.
Even the official tables with market prices in 2024 show that the average price per m2 in all the main cities increased from 1000 ALL to 10 000 ALL.
Even in different areas of the capital or the coast, the fluctuation has gone beyond the maximum price.
Permits granted for construction, new roads and the demand to buy properties are reasons that real estate agencies will continue to exert pressure for price increases.
Meanwhile, for builders, the increase in the price of housing is related to the obligations they have for taxes, reference prices and costs of workers’ materials.
