Less building permits issued in Tirana for the first time in 5 years

After a significant increase in the last four years, the area of building permits granted in the capital city of Albania marked a significant decrease in the first three months of 2023.

According to the Institute of Statistics, in the first quarter of 2023, the total area of building permits issued for new buildings in the capital was 199,580 m2, with a decrease of 75% compared to the same period a year ago, when a record level of about 800,375 m2 was granted.

Not only has the total area provided for new buildings dropped significantly compared to the first quarter of 2022, it is also the lowest level in five years, since 2018.

In line with the performance of Tirana, the area of building permits issued throughout the country has also decreased.

According to the Institute of Statistics, the area of building permits issued for new buildings in the first quarter of 2023 is 415,842 m2, from 1,031,088 m2 approved in the first quarter of 2022, marking a decrease of 59.7%.

In the first quarter of 2023, the approximate value of building permits issued for buildings and engineering works is 20,967,072 Albanian lek, from 39,035,400 Albanian approved in the first quarter of 2022, marking a decrease of 46.3%.

Tirana granted less than 50% of the total area permits, from 87% issued in the first quarter of 2022. Durrës granted 25% of the total area and was the only city to record an increase compared to the same period a year ago.

During 2022, the total area of building permits issued throughout the country reached a record level, influenced by Tirana.

According to the Institute of Statistics, a total area of 1,808,369 m2 was granted for new buildings by the Municipality of Tirana in 2022.

Compared to a year ago, this indicator increased by about 10%, while it has marked the highest historical level, at least since 2005, when the Institute of Statistics started reporting detailed data according to counties.
