The United Nations Development Program, UNDP, has published a study that reveals paradoxical data about the construction sector in Albania.

The findings reveal that from 2017, housing and businesses are being built, for which there are no requests for purchase.

In Albania, the requirements for property purchases are much lower than the number of building permits issued.

This approach emerges in a study by the United Nations Development Programme, which says the sources of the huge demand for new building permits are unclear, while the population is shrinking and a significant proportion of housing is vacant.

The study estimates that in the last 8 years real estate prices have increased by 102%, where the steep jump in prices started after 2017.

When it comes to completed constructions, Tirana holds the main weight with 62% of the volume followed by Durres with 7%.

In addition, according to the purpose of construction, 76% of the units are apartments.

Contradictory data in the study also appears in the ratio of population growth in the capital with the volume of construction.

In the last decade, the population has increased by 4%, while the housing stock has increased by 27%. Even in relation to the region and the EU, the construction sector in Albania seems to be developing at a multiple speed, even though it does not give an answer with economic logic in terms of supply and demand.
