The prices of apartments and properties in the capital have increased by up to 30% over the past year. For market experts, the main causes are the high costs of labor, raw materials and taxes.
Apartment prices in the capital continue to rise. Compared to last year, the square meter has increased on average from 10 to 30%.
“The main reasons are three, the first is the increase in the cost of the labor force because the labor force in Albania is becoming rarer and therefore more expensive, the second is the increase in the raw material, the cost of the raw material, and the third reason is the lack of fiscal weight for the houses that they sit empty in Tirana.”
For real estate market agents, the demand is fictitious, due to a significant number of empty entrances that are not used by owners either for rent or for sale.
In Tirana we have 52,000 empty apartments that are taxed little or not at all and do not go on the market, thus creating a fictitious demand. Demand has increased in all areas, the New Boulevard has reflected an increase in demand.”
The increase in the fiscal burden, according to agents, will encourage the sale or lease of unused units, and only then can a real cloud of prices and a demand that matches the market be reflected.
“If the tax increases, which will increase in 2026, we are talking about the property tax, many of these properties will start to appear on the market for sale or rent, and only then can we have a cloud of prices. So the migrants who keep these empty properties in Tirana, when they come and find bills to pay in the form of the Municipality tax or the property tax, they will start putting them on the market for rent or for sale and there they will we have a renaissance of prices.”
In the suburbs, prices are over 1,000 euros per square meter, and near the center, over 2,000 euros. In the Unaza Vogel area, prices range from 2,100 to 2,300 euros per square meter.
