The revaluation of real estate will be carried out during 2025. This measure will reduce the tax from 15 to 5%, giving citizens the opportunity to save money on the sale and purchase of properties.
The 5% revaluation was agreed upon in the assembly, and was expected to pass through the parliament during the month of October, but the Ministry of Finance requested the suspension, as a new reference price must be determined for properties throughout the country.
With this argument, the ministry itself says that both processes should run parallel in order to benefit all citizens from bringing the value of their property closer to market prices.
Revaluation is a process where the citizen also benefits indirectly, as the opportunity to obtain a loan is simplified and it keeps enforcement offices away.
The revaluation has been approved several times in Albania and the government itself announces that this will be the last time it happens.
But this announcement has created a stalemate in the real estate market, where agencies report a decrease in the volume of sales.
During 2023, the reference prices for Tirana were approved, where there was an increase of up to 30% in the value of properties in some areas of the capital.
