Apartment Prices in Tirana Increase by 15%

Apartment prices are expected to continue rising in 2025. A lack of labor, increasing construction costs, and new investments are some of the factors driving this growth.

“Wherever infrastructure goes—schools, roads, urbanization—the area experiences progressive growth. I would say that each year we see an increase influenced by various elements, such as labor, raw materials, and construction costs, all of which affect price hikes,” says real estate agent Orgest Beti.

The price increase is evident in areas that, at least two years ago, were considered peripheral. This is due to investments made in these areas, which have raised property values. New developments, especially those built from 2024 onward, have also contributed to the rise in price per square meter.

“The construction of the Great Ring Road is boosting development even in areas we used to consider informal settlements. Roads bring significant growth to entire communities. Today, as we speak, these areas have seen a 10-15% increase compared to two years ago,” he explains.

Experts predict that this upward trend will continue, particularly in areas undergoing major investments, such as the New Boulevard area.
