Foreign Property Purchases in Albania: €380 Million Invested in 2024, Says Central Bank

Foreign nationals invested €380 million in Albanian real estate in 2024 alone, according to official data from the Bank of Albania — marking a 17% increase and the third consecutive year of growth.

Real estate has become a magnet for foreign capital, accounting for 24% of total foreign direct investments (FDI) in the country. Despite rising prices since the pandemic, demand remains strong, especially along the coast, where foreigners are buying not just to live but also as an investment opportunity.

By the end of 2024, the total stock of real estate investments reached €2 billion — a record high and 30% more than the previous year. While exchange rate fluctuations have contributed to this increase, the Central Bank emphasizes that real estate remains the top choice for foreign investors.

Following real estate, the banking sector attracted €287 million in investments, while the extractive industry, traditionally a key sector, has seen a decline — dropping to €214 million, down 20% from 2023.

Meanwhile, energy is emerging as a promising new investment alternative. The sector attracted €166 million in 2024, with a modest 4% growth, driven in part by a surge in interest in solar energy from both domestic and international investors.
