Tourism Boom in Durrës Spurs Rise in Apartment Purchases and Daily Rentals

Durrës is becoming one of the most sought-after cities not only for vacations but also for real estate investments and daily rental apartments. The high demand from tourists and foreign investors has significantly contributed to the increase in rental prices in the city’s most popular areas.

In addition to regular vacationers, an increasing number of tourists are opting to stay in rental apartments instead of traditional hotels. Online platforms have facilitated this trend, turning Durrës into an attractive destination for visitors seeking affordable accommodation.

“What initially triggered the rental price boom was the Russia-Ukraine war, and the second major factor is undoubtedly the rise of tourism and the growing number of people working in the daily rental industry. These two factors have automatically led to higher rental prices, especially in the most preferred areas like Vollga, downtown Durrës, and the coastline. When it comes to Vollga, Italians are the ones flocking there, and they are the main clients renting in that area,” says Florjan Tahiri, a real estate agent.

For many tourists, Albania is an affordable alternative compared to other European destinations. They express satisfaction with the quality-to-price ratio and the services they receive in rental apartments.

“I booked an Airbnb apartment during my visit to Albania; the prices are very reasonable and there are many good options during this time of year. It’s definitely cheaper than in other European countries, so I’m very happy,” a tourist said.

Experts predict that rental prices in Durrës will continue to rise, particularly in tourist areas, due to the high demand from foreigners and the growth of the short-term rental market. This presents great opportunities for investors, but on the other hand, it could make it more difficult for locals to find affordable housing.
