The average price of a square meter in 2021 in Tirana was 1100 to 1200 euros. Currently, this price is more than 1550 euros. However, the growth has not been the same in all areas across the capital.

From the observation and analysis of prices offered in the market by real estate agencies and individuals, the prices have increased more in 3 areas: Elbasan Street, around the Artificial Lake and in the Botanical Garden area.

In these areas, depending on the apartment, its access to the infrastructure and the year of construction, prices go up to 3 thousand euros per square meter, from 1500 to 2000 euros that they were sold the previous year.

Increases of an average of 30 % are reported in less coveted areas, such as Astiri and Fresku. The average price in these two areas has jumped from 550-650 euros per meter last year to 900-1000 euros this year.

Prices have doubled in the peripheral areas of Tirana in the last decade, while they have increased up to three times more in the city center, the ex-Block, around the Lake and on Elbasani St.
